Dallas–Fort Worth data center permits, Q3 2026: provisional.

Every data center building permit, planning case and state air permit that the live Dallas–Fort Worth public files recorded in the third quarter of 2026, each one linked to its filing. Not yet a full metro count.

The quarter closes on 30 September. These figures were generated on 29 September 2026 from the collectors already on file. They will be checked again after a data refresh, and any change will be listed under revisions at the foot of this page. Counts are generated from public records; megawatts and facility totals are never invented or summed across filings.

Three findings

What the Q3 records show

  1. Two new data center buildings were filed in Fort Worth. Edged filed Outpost Building 2 on 3 August: 488,628 square feet, with 196 MW written on the filing and $300 million declared. On 25 September ADL Development filed a 156,866-square-foot data center at 14460 Heritage Parkway for DFW SPE 2 LLC, declaring $500 million. Neither permit had been issued by 29 September.
  2. Two large permits were issued on 31 August. Fort Worth issued the shell for Edged's Outpost Building 1, declared at $300 million. The same day Irving issued a permit for "Edge (Data Center)" at 300 N Loop 12: 257,874 square feet, declared at $350 million.
  3. A 395.7-acre rezoning for data center use is before Midlothian. The case at 3033 Waterworks Rd was filed on 13 July and goes to council on 13 October 2026. It is a zoning request, not a building permit.

Fort Worth also saw site work at the ACS data center campus at 10200 Hicks Field Rd: a substation, a retaining wall and a $2.4 million perimeter fence. Tarrant County College filed a $2.0 million data center upgrade at its Trinity River campus.

Coverage and cutoff

This report reads the permit and planning files that are live for Dallas–Fort Worth today. It is not a full metro report. Where a city is missing, its data centers appear only if the state air register or the appraisal roll names them.

  • Building permits: Fort Worth, Irving, and Plano, Allen and McKinney in Collin County. The City of Dallas is read too, but its public file holds nothing after May 2024, so Dallas proper is historical in this edition.
  • Planning and zoning cases: Denton, Irving, Richardson, Mansfield, Midlothian, Red Oak and Lancaster. These are listed as planning cases so they are never mistaken for construction. Richardson's seven site plans and replats, Mansfield's one case and Lancaster's two zoning rows carry no filing date, so they sit in the undated count rather than in a quarter.
  • State air permits: TCEQ records in Dallas, Tarrant, Collin, Denton and Ellis counties, kept only when the state's facility name identifies a data center or its operator.
  • Appraisal roll: Dallas Central Appraisal District buildings classed as computer data centers in Irving and Garland. This is inventory, shown in its own table, and never counted as a filing.
  • Not covered: Garland and Mesquite building permits, and every DFW city not named above.
  • Collection cutoff: 29 September 2026.

A piece of work is one job, however many records the city opens for it: Fort Worth sometimes stores the same permit number at two site addresses; those count as one job. Denton, Midlothian, Red Oak, Lancaster, Irving, Richardson and Mansfield zoning rows are planning or zoning cases, not building permits. Dallas CAD Irving/Garland rows are appraisal inventory, not applications. New capacity or buildings means a new building, a data hall fit-out, power work or a planning case. Fire systems, signs, trailers and plan revisions are counted in the first column only. 228 DFW covered-portal records held, 32 of them without a filing date. Generated 29 September 2026.

Every piece of work filed in Q3 2026

Each row is one job from the covered portals, with every public record behind it linked. Declared value is the figure the applicant gave the city for that work when the city publishes one. It is not a price for space, and the rows are not added together. Stated megawatts appear only when a single filing writes them; they are never summed.

State air permits for DFW data centers

A data center needs a Texas Commission on Environmental Quality (TCEQ) air permit before it can run its backup generators. That permit often shows a building before the city's permits do. Flexential, Aligned, DataBank, T5 and QTS all appear here, and none of them filed a building permit in the quarter under a name we search for.

A generator permit rating is backup plant, not the capacity a customer can use, so no rating is shown as megawatts of space. Dallas CAD appraisal inventory (Irving + Garland)

Dallas Central Appraisal District labels these buildings COMPUTER DATA CENTER on the public roll. This is an inventory spine for campuses in Irving and Garland where city building feeds are thin or blocked. It is not a permit filing, not an issue date, and not counted in the quarterly application table above. Year built is quoted from the roll only.

This table is inventory, not a permit application count. 16 building rows on the roll (8 Irving, 8 Garland). These rows are not counted in the quarterly permit table above.

Buildings certified as finished

None of these jurisdictions has recorded a certificate of occupancy at an address that carries a data center permit. A certificate marks a building or tenant space being finished, never capacity being available.

What it means for a buyer

  • The Q3 filings are a Fort Worth story. Every building permit filed in the quarter is in Fort Worth. That says where the permit files are live, not that the rest of the metro went quiet. The City of Dallas file stops in May 2024, and Garland and Mesquite are not collected at all.
  • A building permit is not available space. It records that work was filed or issued. Whether any of that capacity is uncommitted is a question only the operator can answer.
  • Planning comes before permits and proves less. A zoning case or a site plan shows that someone wants to build. It does not show construction, and it says nothing about megawatts a customer could sign for.
  • The appraisal roll is inventory, not activity. The Irving and Garland buildings above are on the tax roll. They do not move any count in the quarterly table.

What to watch next

  • 13 October 2026: Midlothian's council hearing on the 395.7-acre data center rezoning at 3033 Waterworks Rd.
  • Fort Worth issue dates for Edged's Outpost Building 2 and the Heritage Parkway building. Both were still in review when this edition was generated.
  • A live City of Dallas permit file, and building permit collectors for Garland and Mesquite. Until then this edition cannot speak for Dallas proper or the eastern suburbs.

Sources and revisions

Every row links to the public record it came from. Some Plano, Allen and McKinney links open the city's published layer rather than a single permit, because that is all the city file provides. Counts are generated from those records. When this edition is finalised its figures are frozen: a later correction is added below with its date and reason, and the original figure stays visible.
