Minimum commitments and dedicated power
A provider may price a cage from the number of cabinets, square footage, committed kW or a combination. Ask whether power is dedicated to the cage, how usable IT kW is calculated and whether unused capacity can be ramped. Confirm minimum monthly revenue, contract length and any required cabinet or circuit configuration.

Physical separation
Mesh height, slab-to-deck requirements, cage roof, anti-passback and sightline controls should match policy.
Access control
Clarify dedicated badge readers, biometric options, visitor workflow, logging, escort rules and 24/7 access.
Monitoring
Define camera coverage, retention period, customer visibility, alarms and evidence available for audits.

Expansion rights protect the deployment
“Room to grow” is not a contractual right. Identify the adjacent space and power, the date through which it is held, the price or pricing method and what happens if you do not exercise the option. For phased deployments, document the ramp and the provider's remedies if a future block is late.
Cross-connects and network cost
Request the carrier list, meet-me-room path, diverse entrance options and both NRC and MRC for every expected cross-connect. Add carrier ports, cloud on-ramps, IP transit, dark fiber, LOA handling and internal cabling. Network cost can erase an apparent difference in cage rent.

When a cage is the right answer, and when it is not
A private cage sits between cabinets in shared space and a private suite. It is the right structure for a specific set of reasons, and an expensive habit when chosen by default.

The honest test is whether you need the enclosure for a reason you can name. Regulatory separation, customer audit requirements, physical access control for a small team, or protecting an unusual power and cooling design are all good reasons. Preferring the look of a cage is not, and at small rack counts the premium over well-chosen cabinets is real.
Cage pricing is usually quoted per rack position or as a space fee plus power. Convert it to a monthly cost per usable kW and compare that against both a cabinet quote and a small suite. Published operator figures show sub-1 MW deployments running around $293 per kW-month against $157 per kW-month above 1 MW, so the size band you land in matters more than the enclosure type. Density and cooling inside a cage
A cage concentrates heat in a defined area, which makes density the technical constraint that most often forces a redesign late in the process.
- Per-rack ceiling: ask the maximum sustained kW per rack the hall supports today with installed cooling, not the building design ceiling.
- Cage-level ceiling: a hall may support 20 kW per rack generally but not across every rack in one contiguous cage. Confirm the aggregate limit for your footprint.
- Containment: whether hot or cold aisle containment is available inside the cage, who builds it, and whether it is included.
- Airflow direction: cage placement relative to the aisle affects achievable density, sometimes substantially.
- Liquid readiness: if any part of the deployment may go above roughly 40 kW per rack, ask about rear-door heat exchangers or direct-to-chip now rather than at renewal.
- Blanking and hygiene: who is responsible for blanking panels and airflow management, since a poorly managed cage loses usable density.
Bring the density with the rack count. A 12-rack cage at 5 kW per rack and a 12-rack cage at 30 kW per rack are different products in different buildings at different prices.
The cage build itself
The enclosure is a construction item with a cost and a lead time, and it is quoted inconsistently between providers. Get these in writing.

Restoration is the clause most often missed. A cage you paid to build can also be a cage you pay to demolish, and that obligation belongs in the total cost of the term rather than surfacing at exit.
Contract terms that matter more than the rate
- Power basis: allocated, metered or usable IT load, and how overage above the committed circuit is billed.
- Escalator: fixed at 2 to 3%, or CPI linked with a floor and cap. Model it to term end with compounding.
- Expansion rights: a right of first refusal on the adjacent position, and the price at which it is struck. A cage you cannot grow is a migration in two years.
- Renewal: the clause that sets year four. Digital Realty reported renewal rents up 25.4% on a cash basis in Q2 2026, so a renewal at market can be a large step.
- Cross-connects: monthly charge per connection, per carrier and per cloud on-ramp, plus install fees. At small scale these can rival the space cost.
- Remote hands: included minutes, hourly rate and the after-hours multiplier.
- Termination and migration: notice period, early termination cost, and whether overlap during a move is chargeable.
Convert the quote to a monthly cost per usable kW, add cross-connects and remote hands at your actual expected volume, amortize the cage build and any restoration obligation across the term, then model the escalator and renewal to the end. Then compare that number against a cabinet quote and a small suite quote on the same basis. The right structure is often not the one you started with.
